Nice to spot your introduction.. what's the biggest hurdle you're seeing in today's market?

Turnkey or close to turnkey would be nice, but willing to consider a fixer upper for the right opportunity. 

Think there is some substantial validity in this, but do you think it could potentially be utilized in a different fashion?

I'm really old fashioned and have been using spreadsheets for years.

Maybe knock on a few neighbors doors and ask some questions.I've found in Texas most people are pretty nice and friendly...the tax assessor people, the appraisal district people, the sheriff's office, maybe the county commissioners, etc. 

I also cover the yard maintenance so it always looks nice.
