Hi @Jose SaladinThe deed would have to be transferred into your name like a normal RE closing + closing costs and other fees. 

The title is in the name of her sister (my aunt) and my mother’s husband (not my biological father).

My name is on the deed, but I don't have enough money to do what needs to be done.  

@Jorge Liang Closing the loan under your personal name saves about $1,200 in lender points, but transferring the title to an LLC later comes with costs and risks.
