A couple months ago there was a guest on the BP money pod that said something I really liked, "put your risk in your ROTH" and by that he meant that if you're going to invest in something riskier that has the potential to have large returns, put that in your ROTH account because you're only taxed on what goes IN to your ROTH, not what comes out.

That per trading desk, and talking with them they gave me the link to see it and yup, there it was.

The only solution I can come up with is to get a hard money lender, since they're typically able to close a lot sooner.Does anyone know of a Hard Money Lender that is willing to lend to raw agriculture land in Hawaii? 

I can't think how hard money can be sharia compliant.. sharia restricts money from being a commodity: any added risk must accompany added value. 

And if the market rent is only 10% more than current, you have to rent the space pretty quickly to not end up losing money on the turnover. 

Ive done that before to invest here.Else your choices are hard Money Lender in the US, but then you can't refi out as you don't have credit here.
