@Robby SanchezBridge loans are short term and if they default or mature in many instances the interest rate doubles - so make sure you have a very solid exit planI see many get a bridge loan and realize they don’t have the 25% equity in the deal to refinance to another loan and end up getting wiped or foreclosed on because they never researched what they needed to be at on the back end when they were refinancing.

Do you get energized by throwing your stack of cash on black and seeing what lady luck has for ya? 

It's a 3 Bed 3 Bath new construction home in which we love the area and think there is going to be a lot of appreciation in the area as it matures.

I suppose if I just paid off the balance and let a bunch of notes mature it would create a lump sum after a few years but I don't see how that's a true reliable cash flow stream. 

I would like to ask the advice of the community - can I get some viewpoints on how I could double check this lady's work?

It is harder than doing it yourself but having capable awesome young ladies in this world hopefully will raise the bar for the lazy dudes. 

But tuned out to be a pretty nice profit deal for us about 650 to 700k net in less than a year.the lady got her home back free and clear and I told her do not Borrow against it ever again her kids had forced her into last time and of course took the money themselves.

A lady who works for my lender had a buyer walk the property before it was complete and made a full list offer.The payoff at closing will completely wipe out all of my debt that I’ve been holding for 16 months ($50k) and get me back to $0.

But it's not for everyone, especially the weather.Regarding starting a PM business, I would want a less mature market that has a lot of growth potential.
