But SFH are already seeing renewals at 2%-4% and release rates up at least 5% YoY...that number is even higher on some luxury ($3k+/m rent) homes as those are harder to find.The rest is entirely speculative.

Only luxury single family houses will be built. 

There are very few lots more than 7,000 sq ft in this area, and small townhouse like homes will not sell at 2.4m, the only homes selling at that kind of price are single family luxury homes.

luxury cabin, 3100', 4/3/1, nice finishes including spa and sauna, in high fire risk area with total property value ~$500k with CA FAIR was just over $5K fire only. 

Did you put in the carpet when all the properties in the comps you pulled are selling with luxury vinyl..
