What credentials does your friend have that found you the deal?

Private investors want to invest in deals they believe will be profitable.

(most hard money loans require 10-15% down depending on the split between purchase price and rehab). but that is both (1) risky and (2) expensive, as you're paying interest every month on 100% of the borrowed funds. private money is fine, you're just bearing a lot of risk and also involving the relationship in your very first deal. 

While very lucrative - if you don't have enough reserves, it can really break the bank. 

I stumbled upon Deal Machine as a tool to aid in the process.

However, seeing as though I have already sourced the deal myself, would it still be in my best interest to use a realtor for this transaction if it works out? 

Secondarily, if I had a buyer for the land before I close, could I structure the purchase to include them without doing a wholesale deal?

Your job is to serve your client, not to "make" the deal.
