You'd be surprised at what you might get - especially now with rents being down and some of these long term owners having grabbed a ton of equity over the last 10 years or so.   

MTR unlike long term rentals I think you get better rental candidates closer to move in.

Save up more capital and buy an investment property or just house hack for a year. 1 year really isn’t that long and flies by pretty quick.

I’m looking to purchase a 10 acre parcel either in Columbus, Dahlonega, or Helen.I’d like to live on half the land, and develop the other half into five A frame luxury short term rental units. 

If you're capable of getting funding from a bank, those terms are terrible.

Rents for long term have been steadily increasing for years here, but you're right, they do top out at some point.

Long term, the Austin market will do just fine with strong population and job growth.

I currently have a few long term rentals but want to get into short term rentals.Any up and coming areas or any recommendations on areas would be much appreciated.  

I'm a huge fan of ADUs, but if you are saying that it won't generate enough money as a long term rental, then maybe you should be looking elsewhere.
