You can have the package list as a note on your phone or PMS and send it to them easily if they ask what is included.

They require a TAT license, but the govt seems to only deal with STRs…can you advise how to get a TAT license for me to list as a long term rental?

This agreement is just like a listing agreement when you go list a home, you are hiring the right person for the job, so this is the same type of contract, but this person is hired to find you the right home. 

Theres so many problems, this is a team deal scenario and one needs rules;  never take a contract less then 7 days prior to the auction, and NEVER NEVER N E V E R close allowing the seller to stay in the house after closing.
