The path I've chosen will no doubt lengthen the time in which I will again become a healthy loan candidate.Some of my thoughts during the decision making process: A move was inevitable.

You don't say how much you are putting down, but increasing that amount up to 20% if you haven't already and lengthening the term to 30 years could help improve the cash flow.

For one, it lengthens my commute.  

In some cases this could yield an insight into offering terms like an extended rent-back or shortened/lengthened escrows that will seal the deal for the Seller even at a lower price.

In addition, the inability of Congress to pass another spending package is expected to lengthen the recovery process.

Now if he wants interest then you can say hey I’m open to the interest portion would you be willing to lengthen the loan and finance it for 30 years on a 3.5% fixed interest?

Remember that there are some significant supply chain shortages in effect right now so depending on your exit strategy, it may lengthen your timeline if having to wait on certain materials, ie: higher end appliances/doors, etc. 

Keep lengthen your knowledge on rental property investing and it can only benefit you in in the future for when you do find a deal that fits your criteria.  

I bought it at 20% or 25% down (I forget offhand) on a 10 year loan (I chose 10 years because it cash flows like a beast - if the cash flow had been less I would have lengthened the loan).Look at buying a 2-4 unit on a FHA loan.
