Anything you can do to attract and keep better tenants will be worth it and if you rent to a family a second bathroom will be high on their list.We always ad a second bathroom and finish at least part of the basement of ranch homes and based on my last 15 years I can tell you ARV or higher rent is not the primary reason we upgrade properties: better tenants, less turnover, shorter vacancies are worth it

I actually posted an ad as there was a lot of stuff in the house.

It’s not ADA accesible but the showers are walk in and there is a ramp to the front doors and off the back porch.It’s a great location in Colorado Springs. 

Regarding ADA... better make sure you know the rules.

I asked why they did that and they said it was for the ADA compliance.

Are the bathrooms up to the newest and hottest ADA requirements?

LA City here~~Take the certificate of occupancy to the post office and they will register your ADA address in to their database and will deliver mail to your ADU.

Back to the kitchens, I especially like the  (before) galley kitchen with the tile floor, and if there was a door opening at both ends at ADA specified widths that would be a nice feature too.Good Luck!

There’s no ADA outside of the states.

Just make sure that it is clearly in your ad as well.
