You might get lucky.I'm dealing with my own issues right now as I have a 5 plex that is not nob and tube but is screw in fuses and the insurance company (auto owners) threw a fit and demand the fuse boxes all be replaced with breakers or they will drop me.I'm right down to the wire and they have issued a do not renew order until fixed because it has taken 7 months to get all the paperwork and consumers on board with the update.I have a really good electrician coming in two weeks now that he finally has his permits, parts and pieces, electrical company ready for the work to be done.The electrician warned that he was only doing this because he was friends with my PM.

This might be a workable scenario for me.Lack of experience would not kill this deal for us but it would depend on a few things.Usually the biggest challenge for newer investors is in the amount of equity you have available to infuse into the project.You need to have a cash down payment to secure financing.With 25% Down you would be in a multiple financing offer situation where we're just fighting to get best deal possible and batting off Wholesale Account Execs left and right.

With that being said I believe there are multiple approaches to a situation like this. 1, being you let them out of there lease with refunded rent from all paid months the tenants have paid. 2, You take the safe and correct approach and get it tested and properly cleaned if needed to continue to be a potential success landlord, not testing or cleaning a meth infused house is very bad for anyone to live in, so you just continuing to rent it out without finding out the truth behind it all, would make me hope you don’t continue in this line of work.

Yes, because if my house looses value but is still generating cash as would be the case if rents have not fallen (which was the case on our 10 units in 3 different markets) I get to keep them without needing to infuse additional capital.

True again, but what if interest rates stay volatile for longer than expected, and the market stays locked up longer.Meanwhile the property is bleeding 6 figures monthly, and the added capital will only go so far, unless there is a major change in the interest rates soon, and that doesn't seem likely.They also say if we don't infuse more capital we may lose our principle too, as they will be forced to sell at a loss.
