Thx.The Nassau County REIA meets every 3rd Tuesday of the month in Lynbrook, next meeting is actually tomorrow night.

My philosophy is to never leave a meeting without scheduling the next meeting.

I would check the events page in your area for meet-ups on BP, I would check for local meet-ups in meetup.com, and I would get coffee with as many investors on this site that are in your area as you can to get the ability to showcase what you are willing to bring to the table for them.

I have been asking around to different lenders, both Conventional and DSCR, and have been asking what kind of criteria I need to meet in order to apply for pre-approval confidently.

Utah and the areas I am looking at in the Salt Lake County/Utah County area seem to be too high to meet the 1% rule, and it seems to be harder to find deals that cash flow, but that could be because of my lack of experience.
