If you find that there's nothing that you like or would be willing to live in with your budget and location, AND you had the flexibility of being able to move and keep your job or you're willing to job hunt in different states, THEN explore different areas.

Many of them will tell you what you want to hear, but if you are not saavy enough to do a bit of research, make sure they are reputable, and understand the importance of building a solid relationship, you will end up on the hunt, for lender, after lender after lender.

I spent the last two weeks down there house hunting but didn't see a deal that made sense in my model, but would love to connect with another Jax investor.

Attorney for HOA said it was pretty easy to find the HOA address and the county should have done more to hunt them down.
