Last piece of advice is to surround yourself with quality service providers (real estate brokers, lenders, accountants, attorneys, PM's, Contractors, Insurance Brokers)., They will be instrumental to your business. 

For example, if you were a CPA for a law firm, and then went on from there to open an accounting firm on your own, SOME lenders might be willing to look at this as a 2 year history, even though you're only 1 year into the self-employment piece. 

It's one of the hottest markets in the US right now with so much population growth, job growth, and companies moving/developing here (26B Intel headquarters being built here, 68K+ enrollment in Ohio State University, Amazon, FB, Google, Honda, Nationwide, Anduril, etc.).

It’s fascinating how land can offer such diverse strategies—from flipping parcels quickly to holding for years and letting appreciation do the work.How do you assess a piece of land’s long-term potential?

What is the service life on this piece of equipment.If it has capacitors the service life could be 10 years, or they may have a service life of more than that, but they don't live forever (what about repairs?).

Im trying to decide is it better to keep the slab or have an untouched piece of land.Thanks, Alex

I tried to put the pieces together to build a solid team out there but it's really tough unless you have someone local to help you run it or are willing to drive back and forth.

Honestly in my opinion, Oklahoma is one of the hottest markets for BRRRR and flipping.
