Developer I hired was located overseas and every time I asked for reports on work done made an excuse about going off due to national holidays.

We're really wanting to get someone in before the holidays but are not sure what else we could/should be doing.Thanks!

The issue with RUBS is that it is fluid and it hinges on the # of occupants and this poses issues: 1) A child uses less than an adult; 2) a worker from home uses more than one that drives to work; 3) A couple may have a child during tenancy which they fail to divulge; 4) friends and family may visit for a few days during holidays.... etc. etc. etc.  --- and... these issues become issues for the other Tenant and then turns you into the constant 'utility police' because you constantly have to monitor # of occupants... eww. 50/50 is simple and simply understood and 100% while vacant is also simply understood.

Also, FYI, on most holidays Lowes does an .89 square foot install cost. 

The property will be available to view early next week (after the holiday weekend) for estimates for the job.If you know of any solid, reliable general contractors who work on rental investment properties . . . your recommendation would be greatly appreciated!

@Sergio P Ramos, while I try to avoid listing during the holiday season, I just had a flip go pending last night.  

No one wants to work for free and you could sucker punch them right as they are going into the holidays. 

We're coming into the holiday months with Thanksgiving, Christmas, New Year.
