Maybe a home gym?

I can say I've moved to STL about 5 yrs ago and I was at the gym right by the McDonalds/ Lindell Blvd area you're talking about and I feel safe and have not run into any issues there.St Louis is street by street - it really depends.You'll be able to rent it fast there due to it's location, I'm certain.

I began everyday listening to BP podcasts before I went to the gym (exercise is a great way to push out the naysayers).

They also have ammenties you might not like: pools, gyms, WFH areas, etc.Then you have areas like temple that area not renting well because of the surrounding location of university and lower demand for students to live there. 

The problem is now your fourplex is competing against all this new construction with pools, gyms, and amazing amenities that you can't compete with.

I would say your best bets is a gym as a tenant amenity or a community room that tenants can rent for family functions, parties, etc. 

Your residents would benefit with better gym access on the road, the gym would get a little more revenue each month; and you can advertise the benefit without sacrificing square footage.Thanks, and best of luck.

Outside of real estate, I enjoy the gym, traveling, and cooking. 

I have a nice hi-rise condo unit and I get tons of companies asking if I do MTRs for Visiting Nurses, Tech Professionals, etc.My place is positioned near a number of large DC Metro Hospitals, but since covid work-from-home and recent lift of Eviction Moritorium, I have had few people with jobs, but a ton of people recently evicted looking to rent my place.The one viable group - visiting nurses has been excluded because my HOA will not allow short or mid-term rentals (anything less than one year is a No-No).They claim too many transient tenants cause excessive wear and tear on the property and too many people using resources like the gym, or pool or common areas.I think that's a lot of horse waste!
