The last few years have been great for investors/homebuyers who bought pre-con, but looking back to the few years after the 2014/15 boom, this wasn't the case, where many had actually committed to buying a property that wasn't quite worth what they signed up for closer to closing because the appraisal weren't matching the contract price, requiring a cash top-up.

We’d love to keep our investment properties closer to home. 

Before jumping into the condo, I’d take a closer look at whether the $300/month cash flow is worth it compared to other options, like a small multi-family property or a property in a higher-yield market.

I'm sure I could go to some midwest markets or even some more depressed markets in my region and get better pricing, but that's out of my wheelhouse at this point in my life as I have no desire to learn new markets when I'm closer to the end than the beginning. .Sure, obvious but over looked.

On proformas, it really should fall somewhere closer to 45-50% range for expense ratio.  

Look, this MTR of 30 days+ is completely arbitrary.  30 days stay is much closer in respect to tenant types to STR.  

Is this something that is the best way to bring me closer to my goal?  

I am in it and feel it is worth it as they have groups all over the country who, with experience transaction coordinators and funding groups, and even closers to help you along the way.

Hey, Jaycee, I've only been running it for a couple of months now since I closed but it's been doing about $6000/month in gross rents so far, this month will very likely be closer to $4500-ish since it's by far the worst month of the year for rentals in that area.
