We would like to sell them and use a 1031 exchange to purchase a larger tract of land that we expect to close on before the end of the year.   

From what I got from the info I was getting regarding land co tracts , the main benefit is if you are offering terms to the buyer.

Anyone care to share their success stories of vacant land tracts they’ve flipped by themselves with no prior experience?

Always run title to check for any clouds, try not to gamble on super small tracts of land like this unless confident in own title searching capabilities.

I wouldn't do a general business tract as it's too broad, too theoretical to be helpful in the long run.  

I run title as a profession and would charge about 120 a tract for this search.

This is wildly untrue in Allegheny County, PA, where the absolute best-built single-families went up just before the Great Depression and the shoddiest tract builds in the county went up from 1970-1990.
