I’m not worried about the economy as much - I’m paying attention but all in all, real estate is a long-term game that’s proven itself over and over again over time.

If there is a choice to be made, it comes down to what an investor "likes" or prefers about one over the other? 

Which they have no skin in the game (Technically).

I’ve been in the STR game for 6 years, managing multiple properties, and here are some of the tech tools that have been game-changers for me—both for evaluating and managing properties.   

I was wondering if there are any investors here that already have a portfolio in Memphis that might be looking to add a property.I'm working with Crestcore and I like them but I've realized I prefer local investing.

My personal preference for a buy and hold would be an already established area (or an area that's still gentrifying, but has already seen significant progress). 

So I require skin in the game (average is 5% to 15%) to offset this.

I'm new to the real estate game.

Apparently they take preferred interest in your company or have you sign a UCC cash flow agreement.

We would have preferred to work with them within reason to make it a quicker and easier process.
