I got so lucky - the first 3 years, during the depths of the pandemic, I had a perfect tenant, no problems, even during the storms. 

The new code requires a 30' x 30' courtyard or rear setback that is 25% the depth of the lot. 

Almost all mortgage loans these days have Due on Sale clauses, so it comes down to A) whether they find out (usually from changes in the insurance policy), and B) whether they choose to call the loan.Thanks so much for the in depth response.

I'm also in the process of exploring Terra Notes, but may just stick with Notion, Pipedrive, and Excel.I previously worked at a fund and Excel was used to globally track a decent portfolio (about $100m), to include limited depth loan pacing and management.

And no partner bank was willing to finance based on projections and a turnaround story, even though we had an SBA pre-qual.In the end we made the case to the sellers that no buyer would be able to obtain financing and got them to agree to 85% LTV seller financing.Happy to answer more in-depth questions via DM. 

Your investor agent should be walking properties for you and providing an in-depth breakdown on the location, scope of work, renovation budgets, etc.
