U need to flip the return  75% to the money and 25% to you if have any hope of finding someone to do this that is not friends and family.. 10 to 15% is way to little for the risk of being a gap funder.. if the project does not work gap funder is the one who loses money..

We are trying to not use our retirement funds.

I think I know enough people with funds to jump in if the first deals get bigger than my pockets. 

Its not my account, its not my SSN and its not my money up and until the end of that tenants occupancy and the funds revert to them or to the landlord for damages. 

I have absolutely no funds myself.

I have heard it used different ways.I have used a version of gap funding where the hard money lender funds 85% of the flip (purchase + renovation) and the gap funder funds 10% of the deal.

I’m about to launch a fund and start building new builds.

We are still doing a ton of fix and flip loans there and the numbers make sense for the banks.

If you have someone funding the entire deal, you have ZERO risk in the deal and get 50% of the profits - run with that.Lets look at it another way.
