and of course a lot of DSCR loans are quote with a 5 year pre-payment penalty which of course can be VERY expensive if you have a 5 year flat 5% PPP and either rates drop or market conditions are such that you would like to sell the property. 5% of 300k for example would be 15k. 

It's simple to install over a flat floor.

What if we charge a consultant or marketing instead of finders fee?

If you have some experience with buying and selling, for me, the best way to go is with a Flat fee agent that will put the house in the MLS and give it the exposure that any agent will give. 

You pay the lister flat fees but promise selling agent (who bring the buyer)some %% from sale.
