I have generally had no problems managing it myself until our long term tenant moved out 15th of December (typically a slow month to find leads for leasing in our market) and our new tenant moved in on New Year's Eve after a slog of hardcore interviews and showings.Let's call this new tenant Kevin.

Water over time can rot out these structural members as well; common places to look are any wood members close to the foundation (joist/ rim boards, sill plates) or members in the roof structure around the eves, gutters, and chimneys.

Now, every day is like Christmas Eve until I can get closed, move and sell this property.  

Lets face it, eve today people go represent themselves in small matters.

Of course it happened the moment I left town (first time I had left town in 4+ months), and of course it happened on new year's eve at 6 pm, and OF COURSE it happened when a cold front was approaching.
