It’s the most dangerous thing we do everyday, we carry liability insurance through our personal auto policy.

Class A properties can almost auto-run themselves, but Class C/D properties can take a LOT of time.At one point I was self-managing 25 Class A & B properties and could do it despite working 60 hours a week at my day job.

I suggest having smart TVs and let them log into their own accounts, preferably with a guest mode so they auto-log out after a certain number of days.For catering to families, I would concentrate on providing amenities like puzzles and games. 

I even pay a fractional revenue manager to also check it on top of the software auto updates. 

We get free leads every single day on auto-pilot.Also, you are not looking for distressed properties.You are looking for motivated sellers.

Once they get you on auto pay you're stuck paying for whatever bs they claim to do.

I just noticed your auto seems a bit, well junky.

Because now we eliminated the foot-print of autos.
