I see it promoted by gurus that they'll pay 110%+ of FMV if they get the financing in place and no balloon.

One of my grips is that Pace is  getting groupies all excited and is making a method that could be used Respectfully in the right situation look bad for promoting it heavily among noobs.  

Fortunately for them,  social media is an enormous and inexpensive stage to promote their nonsense.

I had never fallen for a scam like this but Dutch is really believable and uses the God and country stuff to entice investors.

One thing you might think of doing is having and promoting your own website to avoid the exhorbitant fees charged by the third party sites such as Expedia, Booking.com and Air BnB.  

Show a solid performing AirBNB and then punch out a list of prospecting for arbitrage and also promoting yourself as a co-host. 

It's technically avoidant of advertising or self-promotion, but it always is blatant self-promotion opportunity.
