Being from New England originally I have a few ghost stories.

I think the New England coast will continue to outpace many other metro areas in for job & population growth in the next 10+ years.

I have bought several properties in Texas while living in England, where we never stepped foot into the property, but they were newer homes and no repairs were necessary.  

As a former inhabitant of coastal New England, I will match flooding and storm and erosion stories with anyone, any day. 

Due to the age of properties here in New England this is always a risk if you aren't prepared to deal with the work or expense.

You could do some of the things recommended above but for climbers, put some pictures of the cliffs or climbing action shots in your listing photos, offer discounts to climbers, advertise on climbing websites like mountain project, New England climber FB groups, in climbing gyms in Boston, CT, NYC, AMC or other climbing groups, etc.

I grew up in England, UK I struggled to find a profitable market and working a 9-5 job, the hassle of living on payslip to payslip had inevitably led me to venture outside the country.
