Hope 2020 and beyond is better.Thanks Chok,I’m one of the easiest people to contact due my online presence.My phone number and email are listed everywhere.I’m also on all social media profiles.The pure fact that I’m replying to you 45 minutes before midnight on New Year’s Eve speaks for itself.I’m very disappointed regarding your comments about my property management team.They are not lazy and they definitely don’t overcharge investors for no reason.Since you made this a public matter and are bashing our/my reputation, I insist on keeping it public for all to see.Thanks again and have a great evening

On the eve of closing (last night), the escrow assistant informed us that we need to bring additional funds to closing due to two affidavits that need to be recorded in the loan package, for which the recording fees were not collected earlier.

I have generally had no problems managing it myself until our long term tenant moved out 15th of December (typically a slow month to find leads for leasing in our market) and our new tenant moved in on New Year's Eve after a slog of hardcore interviews and showings.Let's call this new tenant Kevin.

Water over time can rot out these structural members as well; common places to look are any wood members close to the foundation (joist/ rim boards, sill plates) or members in the roof structure around the eves, gutters, and chimneys.

So, it would be smarter to let people see the unit but prepare legitimate reason for not renting - credit score, income requirements, etcDon't take application when/if you know you're not going to rent them or they won't be qualified.Application fees are not refundable but I do read them whole list of requirements and explain in details.Like:"if you ever had an eviction, don't apply - the fee is not refundable", and eve explain that eviction is not their things thrown out of a house but simple process when their landlord file anything against them in the court.You can tell them on the phone though that you've just got an application and processing will take few days with your accountant, they can see the property but you won't take an application at this time.
