Residential properties change, neighborhoods change, homes become dysfunctional, market changes can take values down as well as up.There are very few 100 year old homes in my area that remain desirable today.Commercial can suffer similar issues.Always have an exit, there are aspects beyond your control that can effect a property, the trick can be when to bail out before negative influences arrive.There are several trusts that can be beneficial in holding good properties long term, just make sure there is flexibility built in to dump a property and move on to something else. :)

I called the State department of Health and they stated that mismanagement of the park from the absentee owner caused the park’s dysfunction. - 18 lots. 11 abandoned mobile homes. 7 empty lots.- A 3 BD/1.5 BA also resides on the property...which was used as a 2 BD/1 BA and office.- City water/sewer.

Detroit had a number of very unfriendly investor situations.. from the danger of your block going to seed... to Devils night and your house gets torched. to Wayne county basically being totally dysfunctional as a county entity.. just better places to invest.. is better in the suburbs of Detroit and out of Wayne county I have no doubt its better and probably sustainable.So in my mind If you live there and its your JOB to buy and run these assets then by all means give it a go..
