Unique pieces are great for "Flair" and individuating your property but if it fits in a suitcase and isn't fixed to the wall or floor then it will not be long for your STR.

I would be curious as to what your lease says, and if the parameters consider something like a pest problem, your responsibility or the tenants responsibility.additionally, it is hard to find a quality tenant that is going to be a good steward of the home and will be long lasting with the longevity aspect, especially for that price for an apartment. 

If they do belong to the tenant we'll ask them to move the car because parking on the lawn is prohibited by our lease.Yes I would require renter's insurance.

If you have a real estate license, are you required to be "registered" or working with a broker or can you be licensed on your own without belonging to a brokerage?

Feeling overwhelmed is par for the course, like drinking from a firehose. 

I have family down there and they are driving for dollars and I will be long distance investing with them.
