I'm pretty new to real estate investing and have been using a manual texting app that just recently starting blocking me, so I'm looking for something more automated that knows how to circumvent / comply with the latest laws, without having to worry about downtime potential. 

If you have a lot of capital already, a solid income coming in elsewhere from real estate, and want to minimize your headaches / downtime to get a property, than I would say this strategy fits. 

But if a lot of people decide to sell and move elsewhere due to the hassle and rising insurance costs, it could create an oversupply and push prices down. Timing

Even on the other forums, when I tell people that I did it by working a 50 hr W2 and using my downtime (nights, weekends, holidays, vacations) to build the business, 95% or more just tune out.

About imagining Capex you're looking at two things equipment end of service life replacement costs, including downtime of the unit for turns if there are problems getting the equipment quickly.

I will defiantly be looking into the audible, it will be very beneficial during my down time.

Seasonal Flexibility:Since you know summer is a tough rental season, think about how you can use that downtime for events.

This is because many fill last minute rentals in downtimes with private rentals or through FaceBook groups, etc, which aren't showing up in the reports. 

So we had zero downtime in renting it once completed.
