Majority of our non payers failed to prove they had any income disruption and are buying new TVs bikes, you name it.

Being clear about what’s covered in the lease and by local laws can avoid misunderstandings and set their realistic expectations.If you do plan to carry out the cosmetic upgrades (because the property is overdue and of course you want to ensure your tenants are enjoying their home to the best of your abilities), try to schedule the repairs at times that minimize disruption.

That's the nature of disruptive technology I suppose.And I don't think the actual amount of the transaction is really relevant so I wouldn't say you are outclassed.

Our industry is heavily regulated; and thus, ripe for disruption. 

With government backed rentals, we are assured not to have our payments disrupted by shutdowns, offsetting any loses during that time.

Too much adopting, not enough disrupting. 

They also have been directed by someone high in his organization to attack other groups to  not just disrupt but to try and get people to ask for refunds.Many of these are "infuencer" types and not even wannabe or actual real estate investors. 

At the same time, I wondering if tenants would consider this frequent disruption.

Trying to do renos with someone living there will only cause problems: long to get renos done, disruption for the tenant and more expensive in the long run.
