There are three items required to make a successful partnership - Time, Experience, Capital.If you are a syndicator, you are likely expected to have time and experience.There is a lot that goes into being a competent syndicator - Proper communications, finding a good deal, communicating quarterly updates, networking with lenders, contractors, PM companies.You can gain experience by doing your own deals or working for someone who does(Ideally both).I personally think you should cement your experience before worrying about OPM.Best of luck

Focus on the simple basic transactions like a dentist does with routine teeth cleaning.For all agents out there, I'm not saying there isn't a need for high end service because top agents will always be need and wanted by their clients for no other reasons than perhaps the security that comes from the feeling of paying top prices for top service. 

Like you would go to the dentist if your teeth are aching rather than going to the barber.As I keep repeating when encountering this kind of chatter, everybody is entitled to their opinions but not to their own facts so let's look at the facts, shall we?

And I'm willing to be the butt of your dentist jokes as my value-add to you. 

That's cemented in my mind for how our Government translates "Help", Halliburton and electrocution showers. 

Could be yours or seek out new businesses- chiro, dentist, legal, medical supply, anything that fits the zoning, location, price point and building configuration.3.  

I have flipped  properties and when the tenet destroys the inside from having to replace sheetrock to fixing cement that was placed in the toilet to AC unit being taken, New HVAC being replaced, the list goes on.

The hairstylist, that's what they do 24/7,  Dentist knows the ins and out of your mouth and the restaurant is capable of basically save you time  and perhaps surprise you with new mist of flavors. 

How many people set out that they want to be, say, a Dentist only to find they really hate it.

Looking into doctor/dentist groups that have capital to invest is also another avenue to access capital.You want to transition from a hunter out there looking for investors, to a farmer who is cultivating investors with content and providing values.Unfortunately, it takes time and effort, but it cane be done.
