- Is there anything i need to say/do to debunk this medical thing?

I'm in the leverage camp but we all have different goals and are in different stages of our lives.Let's debunk a couple of misconceptions though.Buying for cash increases cash flow.

And also think about book like The Millionaire Next Door that debunk myths about wealth in the US (a bit dated, but the book's data tells us someone like a landlord in the old pickup in overalls mowing the lawn at the duplexes may be your high net worth person in America; not the flashy professional investor guy in the high end luxury sedan with a Rolex).....

That urban legend has long been debunked.

"The Millionaire Next Door"  may be one that interests you as well, it debunks through test studies what makes a true millionaire and explains how many around us who may appear to be a millionaire are actually not nearly close to where they could be financially.  

I think prognostication has been statistically debunked. 

Most investors will not deal with these types of properties strictly because they don't know if the HOA dues are in arrears, the status of the HOA (debunked or not) and what the HOA is responsible for (i.e 2x4 out?

OTHER MYTHS I NEED DEBUNKING:- I'm willing to screen and find my own tenants, but I don't want to deal with the calls of something being broken.
