In the long term I expect Miami to outperform CPI because it is a destination location and coastal land is more constrained than inland (such as Midwest, central, etc).

Hey @Tonio Pearce - If you don't have an end destination, you won't know which road to take.If you can create a longer term vision (5-10 year) for your business, you can slowly back in next steps for (1 year, qtrly, weekly).

- regional / drivable destination (I've personally rented out a bunch of Airbnbs here)- already established STR laws (while very strict, they have shown to grandfather in permits and haven't proposed a flat out ban that would also retroactively take away permits)- Fredericksburg also fights new hotels just as hard as STRs.

I would pick a major tourist destination where it wasn't saturated with STR's already.That would take some research but you could google top vacation destinations and find a place you would go on vacation.
