I don’t want to do the wrong thing and have my money lost or swindled.I would say as a percentage, 1-10% , depending on your conviction. 1% might honestly be all you need to see awesome returns, and if it goes to Zero, then not much was lost overall.

A drug conviction can’t be denied unless it’s selling because using can be an addiction and that can be seen as an illness which is protected.

I would advise you to approve this applicant unless there is a strong, objective reason not to - such as eviction history, a recent criminal conviction, or their income (including all disability income) is less than whatever standard you have used for all of your past tenants.

Among a few other things, if you don't have conviction on how to move...do not move.
