I have seen it but its very short term and you are still going to need considerable funds to refinance out (6-9 months reserve etc.).

You can speed up the time considerably (that takes money) by having someone take you hand in hand all the way to the purchasing and managing of properties.

I agree with @Charles Carillo about offering to help with moving costs (similar to a cash for keys).The other consideration is to give them an option to stay on at a higher rent without renovation costs. 

But for them to request 2 weeks of rent back is ridiculous and is made with ill intentions giving how considerate you were. 

We also tell them that we charge $25 per hole for TV mounts, shelves etc I think that $10 up-front investment has reduced the number of issues by probably 80%.Our walls are textured (sand textured in Milwaukee, orange peel textured in the western suburbs - yes, there is an actual dividing line), so we try to avoid the usual palm-sized patch and fill only the hole without making it bigger, so we can get away without texturing.
