@Kenny Smith the data I saw yesterday from Metro Denver Economic Development Corporation says that the front range is losing a few folks and the Western Slope is gaining a few more that your above number so while Colorado is gaining, the front range is losing and the Western Slope is gaining more.

Long term/ short term rentals would work, ideally in the $400k range or lower. 

What I see is typically in the $3k - $6k range for those types of properties.

It is hard to say without going through the entire underwritting process and most lenders give a range for rates and costs.

Ive talked to a few folks currently building but ive heard ranges from $100-$125.

I live in Fort Collins but open to the front range.

For some reason, beyond my comprehension, most agents are not investors. 

Hi Angela,Your tech background can help you evaluate the deals but I fear that you don't have a comprehensive plan of what you want to do with investment real estate.  

Around here they range from $35 to $300 so that would be my first question!
