Taylor Koutroumbis Has anyone had success with Section 8 in Tampa?
6 November 2024 | 6 replies

Tyler Gilpin Can I section 8 trailers?

A few things to keep in mind:Section 8 requires the property to pass an inspection based on HUD’s Housing Quality Standards (basically making sure it’s safe and well-maintained).The rent you charge has to align with Fair Market Rents (FMRs) in your area, so it’s good to check what similar properties are renting for. You’ll still be responsible for maintaining the property, but the upside is that a chunk of the rent is guaranteed by the government, which can provide steady income.Check with the local housing authority about any specifics for your area—every jurisdiction does things a little differently. This could be a great niche if you can find a good deal on the land and make sure your expenses (like maintenance, insurance, and occasional vacancies) are covered by the rental income.
Andrew Fidler Anyone else having problems with LMHA Section 8 in Toledo???
22 November 2024 | 9 replies
Toledo's Lucas County Metropolitan Housing Authority...LMHA which administers the Section 8 program seems to have had a difficult 2016 and 2017 doesn't seem much better.I've been renting to Section 8 for seven years now, I still have my original tenant in fact, and normally I find great satisfaction in renting to good tenants and working with the bureaucracy that comes with a government program...I had 10 properties rented section 8 at one point and have slowly prioritized standard rentals over the program and now am seeing blatant issues with their operations causing me to move away from considering their tenants.Delays in the program: We used to have 5 business day's delay for new-tenant vouchers to be reviewed and processed for inspection but have been going weeks before we hear anything.

From my perusal of what the software offers, it appears to be quite comprehensive both on the management and accounting side and the monthly cost is not excessive. However, I wanted to check in with fellow investors on this platform to see if anyone is currently using or have used STESSA and what has been their experience, particularly on the security, functionality, user friendliness and stability of the online software system. Many thanks in advance for your feedback.
