Once you understand the process I find its fairly easy to navigate but the initial discovery of what needs to happen at what time and how those check points are communicated was for sure a learning curve. 

The smallest reno job is about $30k and largest s about $265kFinding the right teams and having strong systems, processes and checkpoints is what enables us to work in a large scale and in multiple metros. 

We do not need to go to Mexico anymore, I can avoid the airports, the mountains of stinky seaweed flowing onshore, the machine gun road checkpoints, the scams at the local market, etc. and get in my car and drive to Florida.Unless you travel first class flying is now a truly painful experience.

Solid debate here.First, let's just note that OP @Charles A. missed a few checkpoints in due diligence, and that came back to bite him.

This has lead to what feels like my first checkpoint / gut check / challenge.

If I had to choose which of those three check points to slip on, I'd probably choose paying on time.
