You could roll up a entity, and write off the office supplies or whatever you want to catalog it as, but the write off value on them books will likely be worth less than the cost to form the entity, documents, and tax filing cost.Once you have a working business, you can absolutely write off software, books, seminars, guru program, etc..

The maintenance staff goes out to these properties daily & they send them in to the office staff to catalog, send to owners, make formal estimates, save for evidence in court etc....

I currently work as Catalog Manager but am looking to step my game up and learn more and real estate.

So my advice would be to make sure to catalog every single capital expenditure based on the lifetime of the items of the property, budget for their replacement, and then still see if it looks like a great return or not.
