Looking for some advice.A prior tenant did some malicious damage to my property.I called police, they attended and the report said they were wearing body worn cameras.

.- Bigger area rug. 9x12 for King, 8x10 for QueenBedroom 2- Change location of TV to across the bedBedroom 3- This bedroom needs an optimized layout-If it’ll fit, scrap the bunk bed and do 2 twin beds along window wall with a table in betweenBathroom 1 & 2- Wall mounted blow dryer- Wall mounted body wash. shampoo, conditioner dispenserPatio- Scrap mini golf for fire pit seating for 6- Install canopy shade- Better design for photo-op wallOverall, great property, great location.

Which governing body determines these requirements?

An idle brain/body just begins to get worse if you stop using them.

mendenhall quoted..shows the shallow personality.....his ego comes through in every contact.Sorry  but lets be real, the guy doesnt have an empathetic bone n his body.

If not, buy an ozone machine and that'll do the trick. 

@Linda Weygant Yes agreeing with @Montse C. here that this first needs to be discussed by the governing bodies and most likely will get tackled or at least in part tackled as it makes no sense.

One day several weeks after close, they sent me an "invoice" via email with no body, just an attachment with a jumble of line items - It included one of the two items they were getting a quote for me on (new flooring), some but not all of the items they were supposed to fix as part of the contract (with prices even though they were paying), and a few other items I was not familiar with. 

Not having a payment gives you patience to select good tenants and opportunity during the tough times when others are freaking out from vacancy and racing to offer better incentives to put a body in their place.

If cash flow is what you are after, set up a coffee trailer, wash houses, sell digital assets, launch a Shopify store, set up ATMs, buy a title company, coin laundry, a party rental business a car body shop etc.. and then invest the cash flow in real estate!
