.- Inform your tenants about the proper use of the dumpster.Each tenant should be responsible for taking out their own trash on the designated collection days, but having a common dumpster is usually more convenient and cost-effective.Remember, clear communication with your tenants is key.

But still, within a few weeks you should have someone applying who is qualified from my experience - which is in Florida, not New York… but all things being equal demand works similarly.If marketed correctly now, it tends to point to price sensitivity (too expensive) relative to other similar offerings,  or some other detractor as to location or convenience.

@Kevin Collins I definitely think that turnkey companies have their place for certain investors however with that said you have to understand that you are paying for ‘convenience’... in short there is no free lunch.

If the house already has them, then the lease will state the washer and dryer is provided as a convenience and the tenant is responsible for all maintenance.

Yes you "pay for convenience" with the build-to-rent REI model, but as a 1st time investor it was an easier path for us to at least get in the game knowing we have kids, jobs, life, etc.

The pet fee is there to take into account that there is another 'body', if you will, that is living in the property, and is thus causing more wear and tear on it.

I like that they have online electronic signatures and when you have 5-6 students on one lease it makes it more convenient to just email out the lease to each person for signature.

Second position DSCR does exist but rates are even worse than HELOANs, I'd expect 11-13% right now.Getting a simple cash out refinance sounds like the simplest option, but if you can just get a large first position HELOC only that would be a pretty convenience deal.
