BLUF: Gut check, would you want to live next to them and then do they pass a credit check? 

Basically, when you have a deal, get is under contract as fast as you can.....however, remember this woman could be bluffing and just trying to get you to raise your price.

If they know you are capable of doing a job on short notice and disagree with their price, they are more likely to come down as they will know that you are not bluffing.

They are either bluffing, or haven’t done their research and don’t yet realize that living at your rental is a steal.I highly doubt they would leave - especially with 3 kids, uprooting over 5% rent seems ridiculous
