Just focusing on the passive income you want to achieve will leave you chasing cash flow which will have you buying properties in worse areas with harder tenancies that seem to cash flow better, but will have large cap ex.Any time someone asks a question about where to invest and it can be anywhere, they aren't ready to invest and are opening themselves up to every pitch in the world on an area.

It’s the "bigger bird, smaller stone" approach: multifamily offers more immediate cash flow and flexibility when you're getting started, while single-family homes can provide more simplicity and scalability once you've built up some capital. 

Anything I find useless, so they don’t need to chase me. 

Not only does it hurt the returns, it is a very attractive target for ambulance-chasing lawyers and title fraud.  

My expectation is to keep some cash in each deal, but still aim to maximize how much I can refinance out to make the numbers work.I’ve been cautious about setting my expectations too high, and I appreciate the reminder to focus on deals that work rather than chasing perfection.

We bring/offer the mortgage loan investment to the group & handle all the servicing, including chasing the monthly payment/insurance/taxes, foreclosure, etc.
