While I don't have years of experience to draw on for how the real estate market behaves around elections, I believe it's like most aspects of investing—unpredictable.

I think for at least one of mine (it's been a long time) it was just a letter that my commander had to sign, basically saying I was in the military, behaving myself, and the Air Force wasn't trying to actively kick me out.

Basically, it is clear that this sponsor lost all of their investor's money, and multiple investors claim that the sponsor lost their money, ghosted them, and behaved inappropriately. 

Your worst-case scenario (not specific to MA) would be having to sue to get them out as a holdover, but this is really reserved for worst-choice scenarios when owners choose the first renter or don't do any due diligence.

You should be have experience vetting and screening.  

I do think that someone needs to give these people a chance if they are truly trying to stay out of trouble behave and really turn their lives around they deserve that opportunity just like anyone else they shouldn't have to pay for their crime for the rest of their days.

I allow fish as long as they are quiet and well behaved.
