I think it's mainly the bashing of people who don't agree w you in posts (not this thread, but others).

Jorge,I am by no means bashing you, but it seems like the title company which you hired is perhaps not as familiar with subject to or other creative financing positions.

Bashing Loanman, Missingascrew, & Art Vandalay does nothing but further provoke the harsh criticism you shall receive.

If you go to Boglehead's they tend to bash real estate investing, whereas on this website the subject tends to favor more real estate. 

@Ryan BiankowskiIn my opinion, if you have no experience flipping houses, no experience dealing with contractors and this is your first deal, $10K is nothing.Sorry to burst your bubble.An unscrupulous contractor will burn through your $10K in one day..... literally and you may never see him again.Assuming you have no experience, I would advise you as a starting point to slow down, sit yourself down, and buy J Scott's books for $49.00........and save yourself $9,951.00.Make sure you read them through thoroughly at least once, if not twice before making your first move.There are other good books out there, maybe a good local mentor that you can learn the ropes from and even some good "guru's" that you can learn from despite all the guru bashing on BP but I would definitely start with J's books.Said books are:The Book on Flipping HousesThe Book on Estimating Rehab Costs

these are latest 2024 projection from wells fargo, unemployment going to 5.5 with almost no GDP growth (close to recession scenario).So you know i am not making this up ;-) now if you want to bash wells fargo that's all up to you LOLFed target unemployment in 2024 is actually 4.6

And because in general I don't want a bunch of sketch/crappy places taking money from people and providing nothing in exchange.Sorry that you would like to keep it to bashing people only but I think it is important for everyone who will read this to know that some people have had good experiences with them.
