Not 'innovative' but definitely 'entertaining.'

Wanting money for doing nothing or asking for a commitment fee.Not to say that all lender who do this are a scam, but why would you entertain it.  

With the prevalence of remote work policies, many people opted to leave affordable apartments living near work in and around metros to live an hour or two outside of their work location to get much more space for their money.

This is mostly due to affordability and for potential ARV options.I had a good friend buy a property in Indianapolis off of Union Street for $60K she put $48K into the home which was a total dump and was able to refinance the home to pull cash out in 12 months.

While we need massive reform in lending and solutions for home affordability, that ain't it. 

After sitting vacant for a while I'm entertaining the option of converting to residential units.

What's the closest "affordable" location to you?

It sounds like the Seller does not want to commit until he knows the deal will go through, and until that time, he wants to be able to entertain other offers. 

Many are choosing the most expensive they can afford on purpose.
