This implies residential units can be built at lower costs and provide better return. 11) adding an ADU to SFH can make the SFH fall under rent control.

I wouldn’t go there myself… you lose a lot of control, your house will see a lot more traffic / damage.  

Which gives me much more control of the money/asset management than just leaving it in the market for alot more years.

It has ways to setup autopay via ACH as well, though I haven't had any tenants use it yet.Besides that, my best info has always come from other landlords.

I don't see a national rent control law ever coming into law - aside from the fact that there's just no need for it, there's way too many things working against it - Congress, constitutional law, lobbyists, etc.
