I didn't check on the 6-12 month seasoning requirement because I would use at least a year fixing up the property some, raising the rents, and ideally forcing an increase in appreciation.

@Shiloh Lundahl I will do value add specifically with ADU development, so I am tracking permits to find other ADU developments and overall inventory growth to find a competitive edge with supplying demand in areas lacking larger residential developers aka "the middle housing"@Arlem Garcia Interesting, Tariffs will play a big role in supply chains, so it will be interesting to see how governments come to resolutions@Henry Clark Absolutely, imo gone are the days of investing for cashflow or appreciation, now it's about aligning long-term strategies with lifestyle

In Arlington County, VA, the real estate market has seen notable changes from January 2024 to January 2025:Listings: The number of listings increased by 39, a 19.7% rise, from 198 to 237.Listed Median Price: The listed median price went up by $17,400, showing a 2.25% increase, from $772,500 to $789,900.Units Sold: The number of units sold increased by 2, a 1.59% increase, from 126 to 128.Sold Median Price: The sold median price decreased by $54,250, an 8.38% decrease, from $647,500 to $593,250.Summary: An increase in listings indicates a rise in supply year over year.

Purchase price: $550,000 Cash invested: $145,000 Sale price: $915,000 This was a home run for a long term (5 years) buy & hold investment property (I specialize in this area). - Initial investment of $145K (DP+closing)- It had one tenant for 5 years and 3 months (no turnover), and the tenant paid off the mortgage and expenses in those 5 years.- I spent around $30K to do upgrades before selling.- Sold it for $915K after 5.5 years (received $442K at the closing)- Did 1031 exchange and bought 8 SFH in NE & AL worth of 1.6M (brings $4k/months income now) What made you interested in investing in this type of deal?
