I have purchased different mentorship programs and have completed REI courses but when it comes to taking action, I am getting stuck because I don't know if I am missing steps or not.

These programs usually need a 700+ score.

Hi Treza,Not sure where you are in the process there, but when your ready to exercise financing options please reach out, it's very difficult to find a ground up program for inexperienced borrowers without having an experienced GC sign on the loan with you which in turn is not easy to find. 

I know of one particular loan program in Columbus (I'd need to see if they service Dayton) that offers 0% down for owner-occupants.

In many cases bigger banks or lenders have specific programs that cater to first time home buyers and investors.
